Reading a Roof's History Before We Recommend Anything
The inspection records membrane, seams, flashings, drains, penetrations, edge metal, moisture indicators, photographs, and practical next steps in a condition report. An inspection on a building that's stood through forty or fifty Ohio winters isn't the same exercise as one on a roof installed five years ago. We walk both the same way, but what we're looking for, and what we find, is different enough that we treat every inspection as specific to that building rather than running a generic checklist.
What Decades of Steel-Town Weather Do to a Roof
Buildings around the old mill corridors in Struthers, Campbell, and Girard, and the older commercial stock through downtown Youngstown, have absorbed a lot of freeze-thaw cycles, UV exposure, and in some cases sulfur and particulate residue left over from decades of steel production nearby. That combination ages a membrane differently than a climate without the same industrial legacy. We look for surface embrittlement and granule loss on older cap sheets specifically because of that history, beyond ordinary generic wear.
On these roofs we're also checking for evidence of prior recover work that wasn't documented anywhere, which is common on buildings that changed ownership more than once since the roof was last touched. Finding an undocumented recover layer changes how we read every other finding on the roof.
We also pay attention to how a building's original structural design interacts with age. Some of the steel-frame manufacturing buildings from that era were engineered with deck spans and slopes that don't match current drainage expectations, and an inspection has to account for what the building was actually built to handle instead of measuring it against a modern spec sheet alone.
What We Document on a Walk
We walk the full roof, not a sample area, and note membrane condition, seam integrity, flashing at every penetration and parapet, drain and scupper function, and any standing water that shouldn't be there. Photos get tied to a roof plan so an owner can see exactly where each issue sits, instead of relying on a written description that's hard to match to the building later.
Rooftop equipment gets checked too, since a lot of roof damage traces back to HVAC service work where a technician set a ladder or dropped a part without thinking about what was underneath it.
We also note foot traffic wear patterns near mechanical units, since those paths often show accelerated membrane thinning long before a leak develops, and flagging them early lets an owner add walkway pads instead of waiting for the wear to become a repair.

Inspecting New Construction vs. Legacy Buildings
A roof at a newer facility near the Ultium plant or a recent Lordstown distribution build gets inspected for a different set of concerns: manufacturer warranty compliance, fastener back-out from thermal cycling, and whether initial installation details match spec. There's no layered history to untangle, so these inspections tend to move faster and focus more on catching small issues before they become warranty disputes down the line.
On legacy buildings, the conversation is often less about warranty and more about how many years of useful life are left before reroofing makes more sense than continued repair. We tell owners that honestly, even when it means recommending against a maintenance contract that would keep us on the roof longer.
For buildings weighing a lease renewal or a sale, we'll also put remaining service life in terms that translate to those decisions, since a roof with three good years left changes the numbers on a five-year lease very differently than one with fifteen years left changes them.
When to Schedule an Inspection
Spring, right after the freeze-thaw season has run its course, is when winter damage is most visible and easiest to price before it worsens. Fall inspections matter too, catching summer UV damage and clearing debris and drains before winter squalls add weight and meltwater to a roof that hasn't been checked in months. Buildings changing ownership should get inspected as part of due diligence regardless of season, since undocumented roof condition is one of the more expensive surprises a new owner can inherit.
We also recommend an inspection any time a building takes on new rooftop equipment, whether that's an HVAC replacement, added solar, or new communications gear. Equipment installers aren't always thinking about roof drainage or membrane warranty terms when they set curbs and run conduit, and catching a bad detail early is a lot cheaper than finding it after it's caused a leak.
Inspection Questions We Hear Often
How often should a commercial roof be inspected?
Twice a year at minimum, spring and fall, with an additional walk after any major storm event that could have caused wind or hail damage.
Can an inspection tell me if my roof needs replacement or just repair?
Yes, that's the core purpose. We give you the condition findings and a remaining-life estimate so you can weigh continued repair against reroofing with real information.
Do you inspect roofs you didn't originally install?
Regularly. Most of our inspection calls are on roofs installed by someone else, and we document what we find without assuming anything about how it was originally built.
What if the inspection finds something urgent?
We flag it separately from the full report and call the owner directly rather than waiting for a written document to reach them, especially anything affecting structural deck condition.
Does an inspection include the rooftop equipment, or just the membrane?
Both. Equipment curbs, condensate lines, and service traffic paths are common damage sources, so they're part of every walk.
