Mechanically attached systems show fastener stress at the plate lines first. Fully adhered roofs tend to fail at the seams before the field membrane itself gives out.
Wind uplift resistance also differs across the three. Ballast relies on dead weight rather than attachment, which works fine until a roof's edge securement has degraded and the ballast starts migrating during a strong storm. We check edge and perimeter fastening on ballasted roofs specifically for that reason, since it's the part of the system doing the real structural work even though it's the least visible from the field.
What We Look For on an EPDM Recover Job
- Membrane shrinkage at the perimeter, common on ballasted roofs left in place for decades
- Seam tape condition across the full field, checked well beyond any known leak location
- Flashing detail at parapets and curbs, where riverfront soot and industrial dust build up fastest
- Insulation moisture content beneath the membrane, checked before any recover decision
- Drain bowl and scupper condition, since older buildings often have undersized drainage for today's storm intensity
